Welcome to our February 2018 edition of the Riviera Partners Realty (RPR) monthly newsletter.

2017 was a record-breaking year for Mexico in tourists visiting our country. 2017 ended with 39.3 Million tourists that decided to visit Mexico as their chosen vacation destination, helping to move our country up to number 7 in the world and having an increase of 9% compared to 2016 and leaving in excess of USD$21,370,000,000.00 (billion) dollars a year in revenue. All Resort touristic destinations grew from 2016 to 2017 double digits and substantially in our area experiencing a 12 % growth annually. Despite the complicated and challenging US-Mexico relations at this moment a total of 10,843,000 Americans visited Mexico between January and November 2017. The Mexican economy performed better than expected during the first half of 2017 with annual Gross Domestic Product (GDP) growth at 2.3 percent. The unemployment rate in Mexico is at its lowest since 2006. Mexico has experienced improved conditions in the financial markets as the peso appreciated with respect to the U.S. dollar, following a significant depreciation earlier during the year.

These, along with other key factors have attracted to Mexico and particular to our Riviera Nayarit area several investment funds and investors to start looking closely and developing new hotels, resorts and residential communities. The recent announcement of the One and Only resort and private homes at Mandarina https://www.bloomberg.com/news/articles/2018-01-26/one-only-resorts-sells-its-first-homes-in-a-1-billion-project as well as the Fairmont resort and community at Costa Canuva (http://www.fairmont.com/press-room/articles/fairmont-costa-canuva/ - in addition there are several others high-end hotel brands along with branded private residential communities that will soon to be announced in our area. These investment funds see great opportunities here in Mexico for the foreseeable future, especially owning hotels and resorts in a market with the current touristic trends exponentially improving and where operational cost are in Mexican pesos and revenues in US Dollars.

This is all creating a very dynamic and bullish real estate market, and a positive trend and movement on real estate inventory opening new opportunities for developers to start feeding the pipeline with new residential products. The Mexican clientele is more active than we have seen in recent years as they are not feeling so welcome to take their vacations and invest in the US at this time, due to the Current Mexico-US political relationship and the NAFTA negotiations that are currently taking place. We are seeing the US clientele continue to grow, as well as the Canadian clientele are returning once again in greater numbers.

Despite the Mexican Presidential elections which are to be held on July 1st, 2018, we feel and perceive the strengthening market is set to continue through 2018 and beyond.
