GOOD NEWS FOR RIVIERA NORTH SHORE!

Dear Friends, Neighbors and Guests,

Welcome to our May 2015 edition of the Riviera Partners Realty (RPR) monthly newsletter. By way of our monthly newsletter it is our intention to ensure that you stay up to date with what is happening here in Punta Mita and the entire Riviera North Shore.

We are herein extending a warm Punta Mita Welcome from our RPR team to Darren Morris. Darren has recently joined our RPR team. Darren, originally from Newport Beach California and now living here in the Bay of Banderas with his family, has been a passionate real estate investor both here in the North Shore and also in the United States. We are excited to have Darren on our team and wish him a lot of success in the coming months and years.

The First part of the year and high season has past now with a surge of new prospective buyer, offers and closings. We (RPR) currently have transactions in escrow scheduled to close this month and all seems like we will have a very active summer; and more offers being presented as we write this! Hotel occupancy and property rentals were up considerably to levels we have not seen in the past years which we believe will translate into giving us a new push towards a more 'normal' resort market from this point onwards. We were able to tap into the frequent clientele of Los Cabos who were regulars there but now they have discovered our region and now they have experienced our more beautiful tropical paradise. We have heard many say that they will not return to Los Cabos! A new hotel is under construction and soon to be opening in the Los Veneros community, located here in our Riviera North Shore. The management brand will be announced soon. There is also another Hotel investor with serious intent to build another ultra exclusive high end resort in our Riviera North Shore, we are expecting more information on that in the coming months. With this sharp increase in visitors, hotel guests and property renters coming to our region and the renewed interest and activity in the resort segment we are positive that the 2nd and 3rd quarters and then into our coming high season we will continue to see substantial growth in our our region. The new highway from la Cruz into our Riviera North Shore coming close to Punta Mita has been restarted by a new construction company and most likely before the year end we will be driving on a wider, more direct and safer road to Punta Mita and the Riviera North Shore.

Our buyer's market seems to be now leaning more on demographics from the US as the Canadian and Mexico currency markets are still experiencing some fluctuation, however, these are expected to recover as the Oil price increases once again. At the entry level of Punta Mita's price points the 'low hanging fruits' have been picked and therefore we are starting to see price stabilization in some communities and therefore we are finding the new ‘norm’. Nevertheless, there are certainly still a few more great opportunities available. We are very positive that over the coming months we will continue to experience a more stable market and therefore we are excited and positive about the future in our Punta Mita and Riviera North Shore Region.
