Market Update

The year is underway and the high season started for us here in paradise. With the early season activity we feel very optimistic, energized and positive about the coming year. The occupancy at the North Shore hotels – namely the Four Seasons & St. Regis – as well as throughout the Puerto Vallarta bay area over the final weeks of December was at record highs compared to the past three years, which gives us additional confidence that more people are refocusing on Mexico and on our Punta Mita/Riviera Nayarit region. We are seeing traffic increase in all the different areas: hotels, vacation rental properties and residents of the area coming back to enjoy their homes. All of this indicates that confidence is returning. The news in this new year –in both the U.S. & Mexico – started with improvements and optimism in employment and market growth numbers. The stock markets continue to demonstrate more optimism but with some caution as we are all aware there is still a potentially rocky road ahead.
Residents and guests coming to our area expressed optimism and are actively looking at real estate, making offers and decisions about purchasing some of the very attractive opportunities that exist in the North Shore real estate market today. We started the year with offers accepted in some properties and some other negotiations underway.
We still foresee that this year will have some challenges not only with regards to the economy, but also the political arena is front and center for both the U.S. and Mexico, as both countries will have presidential elections during 2012. This certainly has the potential to slow down the buying process for some, until the elections have passed. However from what we are seeing, the sentiment of those that are interested is that they are not too concerned with the outcomes, and will move forward with their purchases as they realize that the amazing opportunities that exist today will not be around forever!
Developers and sellers will continue looking for new strategies to sell and move more inventory that might require some additional pricing flexibility and creativity, inter-home exchanges and other creative options as we have been pioneering in Punta Mita lately. We feel confident that we have reached the 'bottom', however, until more of the lower priced real estate inventory gets absorbed we do not expect to see any significant increases in values in the near term. It is a great time to be a buyer in our spectacular paradise and to enjoy the lifestyle that you have always dreamed of.

North Shore Infrastructure update

Construction on the new highway between La Cruz de Huanacaxtle and Punta de Mita continues. Work began in the center of the 6 km. stretch of road, so as of today this progress is not easily visible, as it is taking place parallel to the existing road, on the backside of the corridor. The expectation is that the work will be completed by early summer.
In addition to the La Cruz-Punta de Mita roadway, work has also been done on the road connecting Punta de Mita and Sayulita, in the areas that experience damage each rainy season. Extensive repairs have almost been completed, with deep-poured concrete and much more permanent structural reinforcement. In addition to this road project, the central plaza in Sayulita is also receiving a complete facelift. This project will be completed by April.
Within the Punta Mita Resort, work continues on the new pier, located between the Porta Fortuna and El Encanto communities. Completion is expected to be in April.
On a final high note about the infrastructure improvements taking place in our area, the new PEMEX gas station near Punta de Mita is now (finally!) open.

Active Pursuits

Surfing & Paddle Boarding (SUP): Punta Mita & the Riviera North Shore is one of the best places in Mexico for surfing and paddle boarding/paddle surfing. Offering good conditions year round, and several 'surf spots' around the Punta Mita peninsular ensuring that everyone from beginner to advanced can have fun, catch some waves and enjoy the Pacific Ocean. We meet up on Friday afternoons at 5pm on the beachfront of Hotel CINCO (formerly known as Hotel des Artistes) for the Friday Afternoon Board Meeting. The hotel has a fully-equipped Gerry Lopez AquaCenter, for anyone needing a board rental or other equipment. Depending on conditions, we'll either surf or paddleboard, taking a panga when needed to access optimal breaks. After, continue on for a happy hour on the rooftop Barefoot Bar, where surf movies will be playing, and the first cerveza is on the house.
